What is a home inspection for?

When it comes to buying a new house, the dream of having a place to call home is very exciting! If you are buying a home, it is a very big time in your life! And with any major decision in life, it is always a good idea to have an unbiased set of eyes on the scene. 

When my wife and I are touring potential homes to live in, we are busy trying to envision ourselves living in the home. We are trying to see if it is functional for our family. We are also assessing the price, to make sure it lines up with what we are looking at.

With so much to consider on the first look at a house, it is impossible to see everything! And many times, it is the only time we will get to see if before putting in an offer. Emotions can be running high, especially in a market that requires you to act quickly! There just isn’t a lot of time to consider everything in one visit. 

This is where a home inspector can help. My job is to be that second look with an unbiased eye, to see if the vision of living there should become a reality! 

A home inspection provides you information about the house you would like to buy. The first priority is to apply my training and to look for clues that could mean safety issues for you and your family. 

Our inspections also look for repairs that may be needed. This is helpful because it allows you as the buyer to work with your realtor on negotiating repairs that can be resolved before you move in.  That means less worry for you!

Home inspections don’t look for just the negative points of the house. We have a comprehensive list of what we look for and we let you know the condition that is observed for each item on the list. The main categories that are being assessed are:

  • What is a safety issue? 
  • What needs repair?
  • What needs a closer look by a licensed contractor in a specific field? 
  • What is observed in the home that is up to code?

With a home inspection, these questions are answered with detailed pictures and descriptions. I like to be available for questions before, during, and after the inspection to make sure my clients feel confident in their purchase.

 A good home inspector’s goal is to give you the information you need to make informed decisions and negotiations in the purchase of your new home!
