Do Home Inspectors Need to be Licensed?

The short answer to this question is, “Yes!” But the best thing about a question is learning the ‘Why’–otherwise, we may not believe the short answer!

The home inspection profession is regulated by the individual states. This can create quite a difference in expectations on your home inspection, depending on where you are purchasing a property.

Regulations can get a bad reputation at times. But for industries that serve the public, it can be a good way to protect you as the consumer. For the state of Arkansas, there is a government
board of registration that ensures your inspector should be one with a good standard.

You can look up any home inspector in Arkansas here. This site even gives you the inspectors who are suspended for not renewing their license–OUCH! But giving this information can help you get the service standard you pay for.


If you happen to live in a state without regulation, such as Missouri, there is another way to ensure an appropriate level of inspection. This is making sure the inspector is trained through
one of two reliable organizations. This can come with the inspector being a certified member of the International Association of Certified Home Inspectors, or InterNACHI. There is also the
American Society of Home Inspectors, or ASHI. Both of these entities are very thorough in their training and provide a high standard when a state may not personally want to address it. Many,
if not all, states hold to one of these two for providing a set of practices for their own regulation. This is a great tool for streamlining the process across state lines!
